What Is A Pre Demolition Audit?
The Pre Demolition methodology/approach was defined by The Institute of Civil Engineers (The ICE Demolition Protocol) and Audits can be necessary for planning requirements (Circular Economy Statements) or BREEAM Wst Accreditation. They highlight the potential for maximum material recovery through demolition and provide a bill of quantities of tonnages that will arise.
Pre Demolition Audits Include:
- An explanation as to why the building(s) are proposed to be demolished
- An analysis of embodied carbon
- A summary of key components and materials present on the existing site
- Recommendations for material segregation, considering the potential impact of contamination and the cost benefits for recovery and reclamation
- A list of local waste contractors that can be utilised on the project
Why Do I Need A Pre Demolition Audit?
They are a requirement for meeting BREEAM Wst 01 Construction Waste Management credits, as well as supporting the Circular Economy Statement as part of the Planning Stage, defined in the New London Plan and GLA Guidance. Pre Demolition Audits and Pre Refurbishment Audits inform the project’s Site Waste Management Plan (SWMP), to actually achieve the BREEAM Wst 01 credits.
