What is BREEAM?
BREEAM is the Building Research Establishment Environmental Assessment Method, it is utilised in master planning projects, buildings, and infrastructure. This sustainability assessment method was established in 1990 by the Building Research Establishment (BRE) and can be applied to refurbishment schemes or new developments. The standards for environmental performance of buildings through each phase of design, specification, construction, and operation are set by BRE. BRE are a profit-for-purpose organisation that specialise in building science and research background.

How Do WPSCC Approach BREEAM Projects?
At WPSCC we help clients achieve a level of BREEAM accreditation in their projects. We provide a holistic approach in order to produce cost effective solutions for our clients. WPSCC offer services such as Pre-Demolition Audits that are a requirement for meeting BREEAM Wst 01 Construction Waste Management Standard. A Pre-Refurbishment Audit and a Site Waste Management Plan (SWMP) may be required to comply with BREEAM Wst 01, both of which are services provided by WPSCC.
During the Construction Stage of a project, we collect data from site as invisibly as possible (allowing site personnel to focus on their main function of completing the development) and our Management function vastly reduces BREEAM impact on Site / Project Managers, as it allows time for us to liaise with the Assessor too, ensuring for a smooth accreditation process.
We have produced an online compliance tool that produces compliant SWMPs / SRMPs; carbon footprint for your site can be calculated, as well as site impact requirements that satisfy additional compliance necessities.

Do I Need To Use BREEAM?
The UK Government’s Construction Strategy states that all public projects should include an environmental assessment and aim to achieve an ‘Excellent’ rating in BREEAM (if using an alternative system then the equivalent should be achieved). BREEAM certification may be included in a specific planning condition or Local Plan, so it is important to check with the Local Planning Authority.
How Long Does BREEAM Certification Last?
BREEAM certification validity is dependant on the type of scheme and the certification level achieved. For the BREEAM New Construction scheme, it is valid for 3 years after the certification date, after these 3 years a reassessment of the building’s performance will need to be undertaken for it to maintain its certification. The BREEAM In-Use certification is valid for 1 year after the certification date, after 1 year a reassessment of the building’s performance will need to take place. For BREEAM Refurbishment and Fit-Out schemes, certification is valid for the design/ construction phase. The BREEAM rating becomes set once the project is completed and does not require renewal.
What Type Of Buildings Can Be Rated Under BREEAM?
BREEAM is applicable to a wide range of building types, including residential buildings, offices, industrial facilities, schools, healthcare facilities, and retail centres.
What BREEAM ratings can be achieved?
Projects can achieve Pass, Good, Very Good, Excellent or Outstanding ratings depending on performance.

A BREEAM Assessor undertakes formal assessments and submits evidence to BRE for certification.
